What Is an Interior Concrete Floor Coating?

An interior concrete floor coating is a protective or decorative finish installed over properly prepared concrete. Depending on the room and performance requirements, options may include solid-colour epoxy, decorative flake, polyaspartic topcoats, clear sealers or other compatible resin systems.

The finished floor can be smooth or lightly textured, solid-coloured or decorative, glossy or lower sheen. A suitable coating can reduce surface dust, limit absorption and provide a more complete, cleanable finish while leaving the concrete as the visible floor.

Coatings are one way to finish interior concrete. Polished and densified concrete, cementitious overlays and other flooring materials may be more suitable where the desired appearance, slab condition, comfort or maintenance requirements point in a different direction.

The Room Should Determine the Flooring System

Topseal considers how the space will be occupied, the expected traffic, cleaning practices, sunlight, moisture, furniture, equipment and desired finish. A home office, workshop and retail entrance should not automatically receive the same coating.

The concrete must be examined for existing paint, adhesive, contamination, cracks, joints, previous repairs and surface moisture. Mechanical preparation and compatible repairs establish the substrate required by the selected system.

Concrete remains a hard floor even after it is coated. Room acoustics, warmth, comfort underfoot and impact from weights or equipment may require rugs, mats or other design measures in addition to the coating.

What coatings can be used on interior concrete floors?

Options can include solid-colour epoxy, decorative flake, quartz broadcast, metallic epoxy, polyaspartic topcoats and clear protective sealers. The appropriate system depends on the room, traffic, moisture and desired appearance.

Is epoxy flooring suitable inside a home?

Epoxy can be suitable for home gyms, offices, workshops, utility rooms and other appropriate interiors. The room should be evaluated for moisture, ventilation, sunlight, comfort and how the finished surface will be used.

What is the difference between coated and polished concrete?

A coating places a resin or other film over the prepared concrete. Polishing mechanically refines the concrete itself, normally with grinding, densification and progressively finer tooling. The resulting appearance, maintenance and suitability differ.

Can existing concrete be left visible?

A clear coating, sealer or polished finish may retain more of the slab’s natural appearance. Existing repairs, colour variation, aggregate exposure and staining will remain visible to different degrees and should be considered part of the design.

Can coatings be installed over old paint or tile adhesive?

Only when the remaining material is sound and compatible. Paint, adhesive, curing compounds and other contaminants frequently need to be mechanically removed so the new flooring system can bond to suitable concrete.

Does concrete moisture matter indoors?

Yes. Moisture vapour moving through the slab can contribute to blistering, loss of adhesion or delamination beneath an unsuitable coating. Testing or a compatible moisture-mitigation system may be recommended based on the slab and proposed finish.

Can cracks be repaired before the floor is coated?

Suitable cracks and damaged areas can be repaired before coating. Continuing movement may cause cracks to reappear, and functional control or expansion joints require separate treatment.

Are resin floors slippery?

Smooth coatings can become slippery when wet. Aggregate or surface texture can increase traction, but more aggressive textures generally require more effort to clean. The texture should reflect how the room is used.

Are coated concrete floors cold or hard?

A coating does not substantially change the hardness of the concrete beneath it. The floor may feel cooler or harder than resilient flooring. Rugs, mats and suitable footwear can improve comfort in living or exercise spaces.

Is coated concrete suitable for a home gym?

It can provide a durable and cleanable base, but rubber mats may still be appropriate beneath weights and equipment. Mat materials should be checked for potential staining or plasticizer transfer onto the coating.

Can coatings be used with in-floor heating?

Some systems can be installed over heated concrete when the slab and coating manufacturer requirements are followed. Heating normally needs to be controlled before, during and after installation to prevent condensation or unsuitable curing conditions.

Do interior floor coatings have a strong odour?

Odour and VOC content vary by product. Low-odour and low-VOC systems are available, but ventilation, occupant scheduling and manufacturer safety requirements still need to be considered during installation and curing.

How are coated concrete floors cleaned?

Routine care generally includes dust removal and damp cleaning with products compatible with the coating. Abrasive tools, harsh chemicals and residues should be avoided unless approved by the flooring manufacturer.

How long does installation take?

Timing depends on preparation, old-floor removal, repairs, moisture treatment, system chemistry, number of coats and curing requirements. Furniture and normal room use must remain off the floor until the specified cure is reached.
