SERVICE OVERVIEW
Decorative flake flooring is a multi-layer resin flooring system in which coloured vinyl flakes are broadcast into a wet epoxy, polyaspartic or compatible resin base. After the material cures, loose flakes are removed and the floor is sealed with one or more clear protective coats.
The flakes introduce colour variation and visual texture that can create a more finished appearance than plain concrete or a single solid-colour coating. Flake blends can be lightly scattered as an accent or broadcast across the entire surface for greater coverage and a more consistent decorative finish.
The completed floor is more than the visible flakes. Its performance depends on the preparation of the concrete, primer, base coat, amount of broadcast material, system thickness, clear coats and surface texture. Each layer must be compatible and selected for the expected traffic, cleaning, sunlight and exposure.
PROJECT CONSIDERATIONS
Colour is an important design decision, but the intended use of the floor determines the system beneath it. A residential garage, retail showroom, healthcare space and light-production area may all use decorative flakes while requiring different primers, coating thicknesses and finish coats.
Surface texture can be adjusted through flake size, broadcast density, clear-coat thickness and additional traction aggregate. A more textured finish can improve traction but may require more effort to clean than a smoother sealed surface.
Sunlight exposure should also be considered. Conventional epoxy binders and topcoats may change colour under ultraviolet light, while selected aliphatic polyaspartic or polyurethane finish coats can provide greater UV stability.
Decorative flakes can help disguise ordinary dust and minor visual wear, but they do not repair cracks, spalls, moisture problems or poorly bonded existing coatings. Those conditions must be addressed before the decorative system is installed.
PROBLEMS DECORATIVE FLAKE FLOORING CAN ADDRESS
Decorative flake systems combine practical floor protection with a customizable finish when the complete system is properly matched to the concrete and intended use.
Bare concrete can make a garage, showroom, service space or commercial interior appear unfinished. A decorative flake blend introduces colour and texture while creating a more consistent finished surface.
Unsealed concrete can absorb oils, spills and staining materials. A properly sealed flake system creates a continuous surface that can make regular cleaning and maintenance more manageable.
The variation within a multicoloured flake blend can make ordinary dust and minor visual wear less noticeable than they may appear on a uniform solid-colour floor. It does not conceal physical damage that should be repaired.
Staining, discolouration, patches and previous repairs can make older concrete visually inconsistent. After appropriate preparation, an opaque resin base and full flake broadcast can create a more uniform overall appearance.
Flake broadcast and additional traction aggregate can create different levels of surface texture for entrances, garages, service areas and other locations where water or debris may reach the floor.
Flake blends can combine multiple colours to complement a property, interior finish or brand identity. Blend, flake size, broadcast density, base colour and finish sheen all influence the completed appearance.

COMMERCIAL
Retail stores, offices, lobbies, showrooms, dealerships and service businesses often need a floor that contributes to the appearance of the property while tolerating regular foot traffic, cleaning and everyday spills. Flake blends provide greater visual variation than a plain solid-colour coating.
Healthcare offices, veterinary facilities, educational spaces and institutional properties may use decorative flake systems where a seamless and cleanable floor is preferred. Integral cove bases can also be considered where the design calls for a continuous transition between the floor and wall.
Restaurants, cafeterias and food-preparation spaces require additional evaluation of grease, heat, washdowns, sanitation products, drainage and slip resistance. Urethane cement or another specialized base system may be more suitable in the most demanding kitchen and processing areas.
INDUSTRIAL
Light-production areas, laboratories, storage spaces, workshops and selected warehouse environments may use decorative flake flooring where the facility needs a cleanable surface combined with a more finished appearance.
The flake layer can be installed over a system selected for the required build and traffic. Clear topcoats can then be chosen around abrasion, cleaning, ultraviolet exposure and return-to-service requirements. Safety markings or coloured work zones may be integrated into adjacent flooring areas.
Decorative flake flooring should not automatically replace heavy-duty mortar, urethane cement or specialized chemical-resistant systems. Forklift traffic, impact, thermal shock, process chemicals and washdowns must be evaluated before recommending it for an industrial operation.
RESIDENTIAL
Garages are a common application for decorative flake flooring because the multicoloured finish can complement the home while making ordinary dust and minor visual wear less noticeable than on a single-colour surface.
Home workshops, gyms, utility rooms, offices and basement concrete may also use decorative flake systems. The blend can be selected around the surrounding finishes, while the texture and clear coat can be adjusted for the intended use and cleaning requirements.
Below-grade concrete should be evaluated for moisture. Exterior patios, porches and other weather-exposed surfaces require a complete system intended for sunlight, water, temperature change and exterior movement rather than an ordinary interior flake floor.

DECORATIVE FLAKE FLOORING FAQ
Flake colour is only one part of the flooring decision. The underlying resin, preparation, thickness, clear coats and texture determine how the completed system performs.
Decorative flake flooring is a resin system containing multicoloured vinyl chips broadcast into a wet base coat. Loose material is removed after curing, and the embedded flakes are sealed beneath one or more compatible clear coats.
They are sometimes informally called paint chips, but professional flooring flakes are decorative vinyl materials manufactured for use within resin flooring systems. Their purpose is to introduce colour, pattern and visual texture before the floor is sealed with clear protective coats.
It can use epoxy, polyaspartic or a combination of compatible resin chemistries. For example, a floor may use an epoxy primer and base coat followed by a UV-stable polyaspartic finish. The correct system depends on the concrete, application, exposure and required installation schedule.
A partial broadcast scatters flakes across the base colour while leaving some of the underlying coating visible. A full broadcast applies flakes until they cover the wet resin to rejection. Full broadcast systems generally create a denser decorative pattern and additional physical texture.
Yes. Manufacturers offer standard blends, and custom combinations may be available. Final appearance is also influenced by flake size, base-coat colour, broadcast density, clear-coat thickness, sheen, lighting and the size of the room.
The texture can range from relatively smooth to more pronounced. Flake broadcast and additional traction aggregate can increase surface texture. More aggressive texture may improve traction but can also require more effort to clean, so the finish should be selected around both safety and maintenance.
No. The pattern may make minor visual variation less noticeable, but cracks and joints remain physical conditions in the slab. They must be evaluated and treated appropriately before coating, and future slab movement may still reflect through the finished floor.
Only when the old coating is sound, compatible and firmly bonded. Peeling, contaminated or poorly bonded material normally needs to be removed mechanically. Installing a decorative system over a weak coating does not correct the cause of the existing failure.
Yes. It is frequently used in residential garages, commercial service areas and vehicle showrooms. The complete system should be selected for tire traffic, road debris, cleaning, abrasion, moisture and sunlight rather than choosing the floor based only on its colour blend.
Yes. Decorative flake systems may be used in retail, healthcare, education, offices, laboratories, light production and other commercial or institutional environments. Heavy traffic, severe chemicals, hot washdowns and thermal shock may require a more specialized base system or a different flooring chemistry.
UV performance depends on the binder and finish coat. Conventional epoxy can change colour in sunlight, while selected aliphatic polyaspartic and polyurethane topcoats provide greater colour stability. The entire flooring system must still be suitable for the exposure and application.
Only when the complete flooring system is intended for exterior use. Sunlight, rain, freeze-thaw conditions, movement and temperature changes must all be considered. Applying a UV-stable clear coat does not automatically make every interior flake system suitable for an exterior surface.
Loose dirt should be removed regularly, followed by cleaning with methods and products compatible with the finish coat. Heavily textured floors may require more agitation than smooth floors. Harsh chemicals should not be used without confirming compatibility with the installed system.
