What Is Mechanically Polished Concrete?

Polished concrete is created by mechanically grinding cured concrete with progressively finer diamond tooling. The process refines the surface to achieve the specified degree of aggregate exposure, smoothness and light reflectivity.

A penetrating concrete densifier is normally applied during polishing. The densifier reacts within the concrete to increase surface density, reduce dusting and improve the floor’s response to continued honing and polishing. Unlike a film-forming coating, a penetrating densifier becomes part of the concrete surface rather than forming a separate resin layer over it.

The floor can be finished with limited sand exposure, a salt-and-pepper appearance or more substantial exposure of the slab’s coarse aggregate. It can also be polished to lower, medium or higher reflectivity depending on the desired appearance and operating environment.

A stain-protective guard may be applied and burnished after polishing. This can improve resistance to water and routine spills, but polished concrete remains a cement-based surface and should not be treated as chemically impervious.

PROJECT CONSIDERATIONS

The Existing Slab Determines the Finished Appearance

Polishing reveals the concrete rather than covering it. Aggregate distribution, previous repairs, cracks, joints, stains, floor flatness and differences between concrete pours can remain visible in the completed floor.

Deeper grinding exposes more aggregate but can also reveal greater variation within the slab. Areas near walls, columns and doorways may grind differently from open floor areas because of finishing practices and equipment access.

A representative mock-up can help establish the preferred aggregate exposure, gloss, colour treatment and protective guard. It also shows how the actual concrete responds before the full floor is completed.

Polished concrete is different from a grind-and-seal floor. True polishing mechanically refines and densifies the concrete, while grind-and-seal systems prepare the slab and then rely primarily on a clear topical coating to create the finished appearance.

When the Concrete Itself Can Become the Finished Floor

Grinding, densifying and polishing can improve the function and appearance of suitable concrete without covering the slab with an opaque flooring system.

Dusting Concrete

Weak or untreated concrete can release fine surface dust into warehouses, commercial spaces and interior rooms. Proper grinding and densification can reduce dusting while retaining the concrete as the finished surface.

Dull or Unfinished Concrete

An ordinary slab may look incomplete in a showroom, retail space, office or finished home interior. Progressive honing can reveal the concrete’s aggregate and create a more intentional architectural finish.

Wear from Regular Traffic

Pedestrians, carts and wheeled equipment can wear untreated concrete. Densification and mechanical refinement can improve the durability of a suitable surface for commercial and industrial use.

Peeling Floor Coatings

Properties that have experienced repeated coating failure may consider polished concrete where the slab and operating conditions permit it. The process does not depend on an opaque film-forming floor coating for its primary finish.

Dark Interior Environments

A polished surface can reflect more available light than dull concrete. The selected level of reflectivity can contribute to a brighter visual environment in retail, commercial and industrial interiors.

Complex Flooring Maintenance

Polished concrete does not require wax to create its mechanical sheen. Routine removal of abrasive debris, compatible cleaning and periodic burnishing can help maintain the floor’s appearance.

The polishing specification can prioritize durability and straightforward maintenance rather than a mirror-like architectural appearance. Joint condition, wheel traffic, impact points and floor flatness should all be reviewed before the final finish is selected.

Facilities exposed to strong acids, solvents, oils, thermal shock or continuous wet processing may need a protective resin system instead. Polished concrete does not provide the same chemical containment as urethane cement, novolac, vinyl ester or specialized linings.

Questions About Ground and Polished Concrete

The finished appearance is determined by the polishing specification and the characteristics already present within the concrete slab.

What is polished concrete?

Polished concrete is produced by mechanically grinding and honing cured concrete with progressively finer diamond tooling. A penetrating densifier is applied during the process to harden and dustproof the surface before the floor is polished to the specified level of reflectivity.

What is the difference between polished concrete and grind-and-seal?

Polished concrete achieves its primary finish through progressive mechanical refinement and densification of the slab. Grind-and-seal prepares the concrete by grinding and then relies mainly on a clear topical sealer or coating for the finished appearance and protection.

What does aggregate exposure mean?

Aggregate exposure describes how deeply the floor is ground. A light grind may reveal mainly sand and fine particles. A salt-and-pepper finish reveals scattered small aggregate, while deeper grinding exposes more of the slab’s larger stone.

Does polished concrete have to be highly glossy?

No. The floor can be finished at lower, medium or higher levels of reflectivity. A lower polish creates a more restrained appearance, while continued refinement with finer tooling produces greater clarity and gloss.

Can existing concrete be polished?

Many existing slabs can be polished, but suitability depends on concrete strength, previous coatings, contamination, damage, flatness, repairs and the desired aggregate exposure. A test area can help determine how the floor will respond.

Will polishing remove cracks and repairs?

No. Cracks, joints, patches and previous repairs generally remain visible. Some defects can be repaired or filled before polishing, but variations between the repair and surrounding concrete usually remain part of the finished appearance.

Does polished concrete reduce dusting?

Yes. Mechanical refinement and a chemically reactive densifier can increase surface density and reduce dusting. Severely weak or deteriorated concrete must still be evaluated because polishing cannot restore every unsuitable slab.

Is polished concrete stain-proof?

No. Densifiers and protective guards can reduce permeability and provide more time to clean spills, but concrete can still stain or etch. Oils, acidic liquids and coloured materials should be removed promptly.

Is polished concrete slippery?

A clean polished floor can perform appropriately in many dry interiors, but water, grease, dust and other contaminants can increase slip risk. Wet or process environments may require a more textured flooring system.

Can polished concrete be coloured?

Concrete dyes or compatible colour treatments can be incorporated into selected polishing systems. Colour remains influenced by the concrete, aggregate exposure, porosity and surrounding lighting, so a mock-up is recommended.

How is polished concrete maintained?

Abrasive dirt should be removed regularly, followed by automatic scrubbing or mopping with a compatible neutral or mildly alkaline cleaner. Acidic cleaners should be avoided. Periodic burnishing and renewal of the protective guard may be recommended based on traffic and appearance.

Can polished concrete be used outdoors?

Highly polished concrete is generally more appropriate for controlled interiors. Exterior concrete exposed to rain, freeze-thaw conditions and weather may require a honed or textured finish with a compatible penetrating treatment rather than a high-gloss polish.

How long does concrete polishing take?

The schedule depends on floor size, concrete hardness, coating removal, repairs, aggregate exposure and the specified polishing level. Deeper grinding and higher reflectivity generally require more tooling stages and labour.
