Questions About Concrete Driveway Sealers
The right sealer depends on the concrete, previous treatments, traffic, exposure and whether the desired finish is natural or colour-enhancing.
Is this service for concrete or asphalt driveways?
This service is for concrete, exposed-aggregate, stamped and compatible decorative driveways. Asphalt sealcoating uses different materials and preparation methods and is not the same service.
What does a concrete driveway sealer do?
A sealer reduces the amount of water, salts and staining materials absorbed through the treated concrete surface. Its specific protection, appearance and maintenance requirements depend on whether it is penetrating or film forming.
What is a penetrating concrete sealer?
Penetrating silane and silane/siloxane sealers enter the pores of the concrete and create water-repellent properties below the surface. They generally leave little or no visible film and allow water vapour to pass through the concrete.
What is a film-forming concrete sealer?
A film-forming sealer leaves a protective layer over the surface. Acrylic sealers can deepen colour and add sheen, but they may show wear and require periodic refreshing. Their effect on traction should also be considered.
Will sealing change the appearance of my driveway?
Penetrating sealers generally produce little visible change. Film-forming sealers can deepen colour and create a satin, gloss or wet-look appearance. A test area is advisable when appearance is important.
Will driveway sealer prevent concrete from cracking?
No. Sealer can reduce water and contaminant absorption, but it cannot prevent cracking caused by shrinkage, settlement, loading or slab movement. Existing cracks should be evaluated separately.
Can sealer repair spalled or damaged concrete?
No. Loose, spalled or delaminated concrete requires repair or resurfacing. Sealer cannot rebond deteriorated concrete or replace missing material.
Does sealing help with road salt exposure?
Compatible penetrating sealers can reduce chloride-bearing water from entering the treated concrete. This supports a concrete-protection program but does not make the driveway immune to salt, freeze-thaw exposure or existing damage.
Will sealer stop oil stains?
Sealer can reduce absorption and provide additional cleanup time, but it does not make concrete completely stain-proof. Vehicle fluids should still be cleaned as soon as practical.
Can sealer make a driveway slippery?
Penetrating sealers generally retain more of the existing concrete texture. Glossy film-forming sealers can affect wet traction. A compatible anti-slip additive may be considered where a film-forming finish is selected.
Can an older driveway be sealed?
Yes, when the concrete remains sound enough and can be properly cleaned and prepared. Existing sealers, contamination, damage and moisture conditions must first be identified.
When can new concrete be sealed?
The required concrete age depends on the sealer. Some products are intended for relatively new concrete, while others require a longer curing period. The product data sheet and concrete installer’s recommendations should be followed.
How is the driveway prepared?
Preparation normally includes cleaning away dirt, organic growth, oils and other contaminants. Existing film-forming sealer may require removal. The concrete must reach the moisture and surface-condition requirements of the selected product.
How long before vehicles can use the driveway?
Dry and return-to-service times depend on the sealer, temperature, humidity and application rate. Vehicle traffic should remain off the driveway until the manufacturer-required cure has been reached.
How often should a concrete driveway be resealed?
There is no single schedule for every sealer. Product chemistry, application rate, traffic, weather and abrasion affect service life. The driveway should be inspected for loss of water repellency, visible film wear or changes in appearance.
